I think the proposed rule is excellent. For far to long, HUD has been unable to deal completely with this issue. While HUD has had previous regulatory authority over lenders, appraisers and inspectors, the failure to regulate realtors left a large hole in the system.I don't feel the proposed regulation goes far enough. HUD should be able to bar realtors from all HUD programs, not just property disposition sales. Just as a lender or appraiser faces severe (and justified) sanctions, so too should realtors. I am a former member of the industry who got himself in trouble. I have to live with the sanctions I received for my actions for the rest of my life. I mention this only to put my comments in perspective. If I was more fully aware of the downside to my actions, I probably would never had done what I did.The real estate industry thinks they are beyond the reach of HUD. There is still a mentality in many areas of this country that "anything goes" when it comes to FHA insured mortgages. Realtors are just as guilty as lenders, appraisers and sellers in violating HUD policies, and preying on innocent consumers.This crackdown is a start. However, HUD must continue to protect the public from rogue realtors, lenders and appraisers.Keep up the good work, and don't lose sight of the goal of consumer protection. I am sure many lobbyists and the industry in general will be up in arms over this proposed rule/regulation.
